Become A Homeowner With An FHA Mortgage


There are advantages to purchasing a home with an FHA mortgage, such as lower down payment and credit score requirements. There are many potential buyers who are eligible for an FHA mortgage and they don't even know it!
  • 3.5% Down Payment
  • 580 minimum credit score
  • 2 years of verifiable employment history
  • Debt to Income ratio of 56% or less

Another advantage of an FHA mortgage is lower closing costs, with allowable seller credit of up to 6% and many great down payment assistance options currently available, some buyers are able to purchase a home for as little as $1,000, excluding items paid prior to closing such as loan application fees and home inspections. 

Contacting a mortgage lender is the best way to find out if you're eligible for an FHA mortgage. Getting pre-approved is really the only way to know if you're able to buy a home.

Buying a home after bankruptcy or foreclosure
Just because you've filed for bankruptcy or been through foreclosure doesn't mean you can't qualify for an FHA mortgage.

Chapter 7 Bankruptcy - Must be 2 years from the date of discharge and applicant must be able to show 2 years of good credit history. Some applicants may be eligible after 12 months if bankruptcy was caused by extenuating circumstances beyond the borrowers control. 

Chapter 13 Bankruptcy - Must be in good standings for at least 1 year with satisfactory history of on-time payments. Applicant must also receive written permission from bankruptcy court to enter into mortgage transaction 

Foreclosure / Deed in lieu - Must be 3 years from date of foreclosure. The lender may grant an exception to the 3 year requirement if the foreclosure was the result of documented extenuating circumstances that were beyond the control of the borrower.

Short Sale - An applicant who participated in a short sale may be eligible for an FHA mortgage if the borrower was current with monthly payments in the 12-month period prior to short sale. If the borrower was in default at the time of short sale, they won't be eligible for an FHA mortgage for at least 2 years after sale date.

Hyde Park Township Property Tax Valuation Appeal


Attention Homeowners in Hyde Park Township

On July 21, 2017, the Cook County Assessor’s Office mailed out “Notice of Proposed Assessed Valuation” to homeowners in the HYDE PARK TOWNSHIP. Once received you’re eligible to file an appeal of your property’s Proposed Assessed Valuation for 2017. You’ll have 30 days from time of Notice mailing to file an appeal with the Assessors office.

Many homeowners are being assessed at values higher than the current market value. If you want to successfully appeal your Property Valuation, you’ll need to supply the Assessor’s office with proof of current market value. What Is A Short Sale?

In real estate, the term "short sale" means selling a property for less than the outstanding mortgage owed. Participating in a short sale is an option available to homeowners in order to prevent or halt foreclosure proceedings, and reduce or eliminate mortgage debt.  Here is an example:

     

 Homeowner H needs to sell their home, which has an outstanding mortgage of $250,000, but the current market value, is only $210,000. Since the current market value is $40,000 less than the balance due on the mortgage, Homeowner H's lender would need to agree to take a "short" payoff in order to sell the home.     

Reasons To Do A Short Sale


  • Ineligible to refinance or modify the mortgage
  • Facing a long-term hardship
  • Medical hardship
  • Financial hardship
  • Loss of income or unemployment
  • Divorce or death of income earner
  • Behind on mortgage payments
  • Owe more than the property is currently worth

How Does A Short Sale Work


  • Contact the lender(s) to request a short sale package.
  • Contact a Realtor® to list the property & find a buyer.
  • Gather the financial documents needed for the lender(s).
  • Prepare a hardship letter explaining the need to sell.
  • Submit the complete short sale package to the lender(s).
  • Review offers presented by the Realtor® / Accept an offer.
  • Have Realtor® submit the offer to the lender for review.
  • Have Realtor® negotiate the terms of the offer and any costs associated with the sale of the property with the lender(s).
  • Agree to the lenders terms of the short sale approval
  • Prepare the property for closing
